What information do we collect?

We collect information from you when you register on our site or subscribe to our newsletter or fill out one of our forms.

When ordering, filling out a form, or registering on our site, as appropriate, you may be asked to enter your: name, e-mail address, mailing address or phone number. You may, however, visit our site anonymously.

What do we use your information for?

Any of the information we collect from you may be used in one of the following ways:

  • To improve our website (we continually strive to improve our website offerings based on the information and feedback we receive from you)

How do we protect your information?

We implement a variety of security measures to maintain the safety of your personal information when you enter, submit, or access your personal information.

We offer the use of a secure server. All supplied sensitive/credit information is transmitted via Secure Socket Layer (SSL) technology and then encrypted into our Database to be only accessed by those authorized with special access rights to our systems, and are required to keep the information confidential.

Payment card details you enter to pay a fee are processed by our third-party payment processor and are not stored on our servers. However, to process rental applications, tenant screening, and leasing, we do collect and retain certain sensitive information — which may include your Social Security number, date of birth, income and financial information, and government-issued identification. This information is stored encrypted, access is limited to authorized personnel with a business need, and it is retained only as long as necessary for the purposes described in this policy or as required by law.

Do we use cookies?

Yes (Cookies are small files that a site or its service provider transfers to your computers hard drive through your Web browser (if you allow) that enables the sites or service providers systems to recognize your browser and capture and remember certain information

We use cookies to compile aggregate data about site traffic and site interaction so that we can offer better site experiences and tools in the future. We may contract with third-party service providers to assist us in better understanding our site visitors. These service providers are not permitted to use the information collected on our behalf except to help us conduct and improve our business.

We may also use third-party analytics and advertising tools (such as Google Analytics) that set their own cookies and use the information they collect subject to their own privacy policies. You can control cookies through your browser settings; disabling cookies may affect some site features.

Do we disclose any information to outside parties?

We do not sell, trade, or otherwise transfer to outside parties your personally identifiable information. This does not include trusted third parties who assist us in operating our website, conducting our business, or servicing you, so long as those parties agree to keep this information confidential. We may also release your information when we believe release is appropriate to comply with the law, enforce our site policies, or protect ours or others rights, property, or safety. However, non-personally identifiable visitor information may be provided to other parties for marketing, advertising, or other uses.

Application & Tenant Screening

When you apply to rent a property we manage, we collect the information needed to process your application and, with your authorization, to obtain consumer reports. This may include your name, contact information, Social Security number, date of birth, current and prior addresses, income and employment information, rental history, and identification. As part of screening, we or our screening partner obtain consumer reports (which may include credit, criminal background, and eviction history) from consumer reporting agencies, with your authorization and in accordance with the federal Fair Credit Reporting Act (FCRA) and applicable state law. If we take an adverse action (such as denying an application) based in whole or in part on information in a consumer report, we will provide you with the adverse-action notice required by law, including the name and contact information of the reporting agency so you may obtain a copy of your report and dispute its accuracy. We do not decide the contents of, and are not the source of, the information in your consumer report.

Bank Account Connections

As part of a rental application, you may choose to securely connect a bank account to verify the income and payment information you provided, as an alternative or supplement to uploading bank statements. Bank connections are made through Stripe Financial Connections, a third-party service: you authenticate directly with your financial institution, and we never see or store your bank login credentials. With your authorization, we receive account ownership details (such as the account holder’s name), balances, and transaction history, and we use this information only to verify your application information (for example, matching payroll deposits to stated income) and to help prevent fraud. This data is reviewed by our staff, is not sold or shared with third parties except as described in this policy, and is retained only as long as needed to process your application, after which it is deleted in accordance with our retention practices. Stripe’s collection and handling of your information is described in the Stripe Privacy Policy. Connecting a bank account is optional; you may provide documents instead, and you may disconnect a linked account at any time by contacting us or through Stripe’s consumer tools.

Identity Verification & Government-Issued ID

To help verify identity and protect our properties, residents, and staff — including for self-guided showings and applications — we may collect a photo of your government-issued identification and/or use a third-party identity-verification service. Identification data is used only to verify identity and secure property access, is handled by our verification provider under its own privacy and security terms, and is retained only as needed for those purposes and as required by law. Some of our properties have security cameras on site that record activity to verify authorized access and protect residents, staff, and the property.

Payment Processing & Service Providers

We use trusted third-party service providers to operate our business — for example payment processing, identity verification, tenant screening, communications, and property-management software — and share information with them only as needed to provide services to you. These providers are contractually required to protect your information and use it only to perform services on our behalf.

Calls, Text Messages & Automated Assistant

When you call or text us, we may record and/or transcribe the communication for quality, training, recordkeeping, and service purposes. Some calls may be answered or assisted by an automated (AI) assistant, which will identify itself as such at the start of the call. If you prefer to speak with a person, you may request one at any time. Text-message consent and opt-out are described in our SMS terms; message and data rates may apply, and you may reply STOP to opt out at any time.

Data Retention

We retain your information for as long as needed to provide our services, maintain your account or application, comply with our legal, tax, and recordkeeping obligations, resolve disputes, and enforce our agreements. Retention periods vary by the type of information and the purpose for which it was collected. When information is no longer needed, we take reasonable steps to securely delete or de-identify it.

Your Privacy Choices

You may request access to, correction of, or deletion of certain personal information we hold about you, subject to applicable law and our legitimate business and legal-retention needs (for example, we may be required to retain application and screening records). Third party links

Occasionally, at our discretion, we may include or offer third party products or services on our website. These third party sites have separate and independent privacy policies. We therefore have no responsibility or liability for the content and activities of these linked sites. Nonetheless, we seek to protect the integrity of our site and welcome any feedback about these sites.

California Online Privacy Protection Act Compliance

Because we value your privacy we have taken the necessary precautions to be in compliance with the California Online Privacy Protection Act. We therefore will not distribute your personal information to outside parties without your consent.

Childrens Online Privacy Protection Act Compliance

We are in compliance with the requirements of COPPA (Childrens Online Privacy Protection Act), we do not collect any information from anyone under 13 years of age. Our website, products and services are all directed to people who are at least 13 years old or older.

Online Privacy Policy Only

This online privacy policy applies only to information collected through our website and not to information collected offline.
